Passive vs Active Investing. What Is The Best Fit For You?
Oftentimes when people think about real estate investing, they are immediately concerned because they think that it means they'll have to respond to tenants phone calls at 2am staying that their toilet isn't working or they no longer have heat in their home, and you have to instantly drop everything and go help them out.
That's what I thought about too, until I got into it and realized that, depending on your personal preferences, there are many different layers that can insulate you from feeling like you're taking on a 2nd job managing the property or building your portfolio.
So it's helpful for you to ask the question "how active do I want to be in managing my real estate investments?" Some people like getting their hands into things and being involved in the day to day operations and the decision making. Some don't. The good news is you get to choose, and there are opportunities out there that fit the entire spectrum! Plus, it's not just in the management of the property, but even further up the chain when it comes to sourcing and vetting out the opportunities to invest in.
There are a lot of extremely busy professionals that would love to invest in real estate, but don't have the time to learn all the things they'd like to learn. They don't have the time to do all the research. They'd love the opportunity to just link arms with an experienced professional that already have the knowledge and the expertise. Guess what? There are opportunities out there that fit that profile.
For others, they may not have enough money to purchase a property themselves, so they'd like to be able to put their money into a larger pool that pays out great percentages that can beat out other investment opportunities they are considering outside of real estate. Guess what? There are opportunities out there that fit that profile too!
This is the cool thing about investing in real estate. You get to choose the opportunities out there and the role you play in each. The key is finding other people out there that can provide services and opportunities in the places where you aren't strong. The places where you are strong can fill out places where others aren't quite as strong.
As an example, our team actively explores deals in Minnesota as well as other cities and states where we have great relationships with other real estate agents and investors. We find deals in other locations that might be a better fit for others that may not match up as much with what we can find here at the given time.
When it comes to managing properties, we search out and network to find property management companies that can provide different levels of services to our clients and introduce them to our clients so that they can pick a company that is a fit for them.
